Markham has two pest realities separated by about 30 years of construction. Walk down Main Street Unionville and the heritage homes there have fieldstone foundations with gaps that mice have been using since before the town had a traffic light. Drive 15 minutes north to Cornell or Box Grove and the brand-new detached homes are already getting mice through settling gaps around gas lines and dryer vents — the foundation shifts in the first two winters and opens up entry points the builder never sealed. The Rouge River cuts through eastern Markham and delivers raccoons, skunks, and squirrels right into the backyards along Rouge River Estates. Milliken is rat territory — the dense mix of restaurants and food businesses along Steeles and McCowan feeds Norway rat populations that burrow under adjacent residential foundations. Angus Glen looks pristine, but the golf course is raccoon habitat and they do not stay on the fairways.

Markham's pest problems change completely depending on which part of the city you are in, and the main driver is housing age.

Unionville's heritage core has homes with fieldstone foundations and original mortar that has been crumbling since the 1800s. Mice enter through the same gaps year after year. The bigger Unionville homes also get carpenter ants — the mature trees drop moisture onto aging wood trim and create the conditions these ants need. Main Street looks charming, but behind those restored facades, pest operators know every crack.

Cornell, Box Grove, and Cathedraltown are the opposite — brand new construction on former farmland. These homes settle in their first few winters. The caulk around pipe penetrations cracks, garage door seals compress unevenly, and suddenly mice have a way in. The stacked townhome communities in Berczy and Cathedraltown add shared-wall problems: cockroaches and bed bugs can travel between units through plumbing risers and electrical conduits.

Milliken is different again. The dense commercial-residential mix along Steeles and McCowan creates perfect conditions for Norway rats. Restaurant grease traps, dumpsters, and food waste support large populations that burrow under the foundations of nearby homes. You can seal a Milliken house perfectly, but if the restaurant next door does not manage its waste, the rats keep coming back.

The Rouge River system running through eastern Markham is a wildlife corridor — raccoons, skunks, and squirrels travel it from the Rouge National Urban Park into residential areas year-round. Angus Glen's golf course is beautiful landscaping, but it is also prime raccoon and skunk habitat that borders expensive homes with plenty of attic space.

Spring

Carpenter ants are the first sign of spring in the homes near the Rouge River — they emerge from dormancy as soon as the ground thaws and show up near bathroom windows and anywhere wood meets moisture. Raccoon mothers move into attics across Rouge River Estates and the older Unionville homes from March through May. Squirrels have their first litter in March, and attics in Angus Glen and Berczy are favourite denning spots.

Summer

Wasp nests grow fast on the stucco facades in Cornell and Box Grove — the textured surface gives perfect anchor points under the eaves. Yellowjackets build ground nests in the manicured lawns of Angus Glen. Pavement ants push up sand mounds along every driveway in Cathedraltown. Chipmunks dig burrows through the landscaping in Berczy that undermine walkways and patios.

Fall

October is mouse season across all of Markham. The heritage homes in Unionville get hit through the same old mortar gaps every year. The new builds in Cornell get hit through settling cracks around utility penetrations. Rats in Milliken get more aggressive as the restaurant waste they depend on decreases in the colder months. Squirrels race to get into attics for their second litter before the frost.

Winter

Mice are entrenched in walls by December — every housing type gets them. The stacked townhomes in Cathedraltown and Berczy see cockroach activity spike when windows close and the heat runs all day. Centipedes show up in the damp basements of older Unionville homes. Rats near the Milliken commercial corridor dig deeper and push further into residential properties.
